Can renovation projects can be costly and time consuming projects so it is important to know what you are renovating your home, home long will you stay in the home, and what will add value and what will not add value.

Kitchen Remodels
The number one way to increase the value of your home is to remodel your kitchen if it is dated. However, over remodeling a kitchen will not add more value. Don't make your kitchen over priced for the neighborhood and don't make it over done compared to the rest of your home. Buyers are looking for good condition kitchen cabinets, upgraded countertops, and fresh modern paint on the walls with new energy efficient appliance. Stainless steel are the most requested. What to avoid or minimize, expensive faucets, personalize back splashes that are unique to your taste or that are trendy. Not every one likes tile back splashes and they can be a little difficult to remove.

  Bathrooms Upgrades
How many bathrooms do you have in your home? If the answer is less than 2 full baths consider adding a bathroom to the house. Buyers are looking for the convenince of having more than one bathroom for that family to get ready. Start by looking at under utilized spaces in the homes. Small bedroom, large closet, laundry or utility room that you can convert to a bathroom or multi purpose room. Avoid adding on to the home for just a bathroom. If your remodel includes adding square footage to the home, another bedroom, more living space then definitely add a bathroom.

Outdoor spaces
Our doors spaces are worth the expense unless you over do it. Wood decks, concrete or stone patios, block are great materials that will add more living space to the home and buyers will see value it. Low maintenance material and easy to maintenance landscaping are great bonus' in the buyers eye.

Must Dos
Always maintain your home. Not updating your home can decrease the value of your home buy as much as updating your home increases the value. Keeping your home well maintained and current to modern amenities will keep your home value on par with the rest of your community.
